     SM399, located on the Dutch side (Sint Maarten) of the island in exclusive Dawn Beach Estates, is a contemporary six (6) bedroom, six (6) bathroom villa with amazing views overlooking Dawn Beach and St. Barths.  The ultra-sleek, modern accommodations include the Main House plus a separate Apartment on the lower level which has its own entrance.  A plethora of large windows and several levels of balconies and decks bring the colorful gardens and spectacular ocean panoramas within constant view.  

   

     Recently undergoing a major renovation, this villa is distinguished by a gated primary access and a driveway lined with flora-laden stone walls and rock outcroppings, complimenting the tropical flowers and trees that make up the property's veritable Garden of Eden.  Tucked in the side of the hill above beautiful Dawn Beach, privacy is very good.

 

     In the Main House, the spacious living room is furnished with top-of-the-line décor displayed in soft neutral tones, and features a stereo system with CD player, Smart TV with Sonos soundbar, DVD player, and ceiling fan.  For guests who have an Amazon account or music subscriptions via their cellphones, this luxury villa boasts Alexa and a Bose SoundLink.   

 

     The fully-equipped, gourmet kitchen features granite countertops and stainless steel appliances, and includes a professional stove, oven, refrigerator, ice machine, microwave, blender, toaster, dishwasher, and coffee maker.  The dining room table accommodates 10 persons.  There is additional seating on the covered verandah.  Keen attention to detail is very evident in this handsome three-story villa.

     The Master Bedroom has a king-size bed, TV/VCR, and full bathroom with Jacuzzi and shower.  The second Guest Bedroom has a king-size bed, TV/VCR, and bathroom with shower.  These two bedrooms open onto a wrap-around porch.  The third and fourth Guest Bedrooms have two twin beds in each room and en suite bathrooms with showers.  

 

     On the lower level, there is a fifth Guest Bedroom (twin beds) that has an en suite bathroom with a shower, kitchenette, and its own private entrance.  The sixth Guest Bedroom (king-size bed) is part of the Apartment with the fifth Guest Bedroom and kitchenette, and is appointed with a TV and VCR.  

 

     All the bedrooms in the villa are air conditioned.  The arrangement of the bedrooms is ideal for multigenerational families or for a nanny/ babysitter traveling with the family.

     For those guests who must remain in contact with the outside world during their stay, there are a fax machine and Internet access.  In addition, SM399 is equipped with an elevator, gym, and steam room.

​

     This stunning property is bordered by natural rock walls.  The swimming pool is surrounded by multi-level decks - some shaded - and offers spectacular ocean vistas overlooking Dawn Beach and towards St. Barths, and hillside views.  There is a gas grill on one of the patios.  

 

     Guests can enjoy the stunning panoramic views of Dawn Beach ... the spectacular sunrise ... and savor the wonderful breezes this villa captures. Stroll down to Dawn Beach (just over 1,000 feet), one of the best swimming and snorkeling beaches on the island (a staff favorite).

     SM399 is located about 10 minutes drive (3 miles) from Philipsburg (Dutch Capital) and casinos, about 30 minutes drive (7 miles) to Marigot (French side Capital), and 20 minutes to the gourmet village of Grande Case for - in our humble opinion - the best selection of fine restaurants on the island.
